Inventory Services

We see the inventory to be the Landlords insurance document. On the rare occasion of damage occurring in the rented property the deposit protection agency will ask for the inventory as proof. This document ensures that the landlord can claim for damages if necessary.

An Inventory Report is a complete record of the fixtures, fittings and d├ęcor of your property. The entire report works methodically from the front entrance through each room, and includes any outdoor space. High resolution digital photos of each room provide a quick overview, and additional smaller images highlight items of value, interest and damage.

As a landlord I save money wherever possible. Thinking long term, the closer and more efficient the relationship with your tenant, the more likely it is that they will treat the property as their home. We want them to stay longer, look after it and make the investment work.

Full management through letting agents can be expensive and because of the volume of units they look after it can be insufficient too. A high-street agency will charge 10-12% of the monthly rental fee, which is a large proportion of the rental profit. However, if as a landlord you are after peace of mind and it is done properly full management is indeed good value for money. As we are not spending on expensive premises and adverts but work closely with local letting agents, our fees are significantly lower.
